Make sure they have everything they need
Make sure you have enough space to accommodate all your roommates. They need their own bed and furniture. Try adding extra shelves, dressers, side tables, and so on. That should make your roommates stay.
Oftentimes, your roommates like to bring things from home and they need a place to store all of their stuff.
Make sure they have access to microwaves, mini-fridges, and full bathrooms. You need to have both gender doors if you’re using those.
Check if there are any locked doors or blocked-off areas.
Get to know your roommates
Check your roommates’ traits to discover what their needs are. As a quick reminder, their needs are connected to their traits.
For example, if one of your roommates has the Active trait, buy athletic gear and a punching bag for them.
If they’re vegetarian, make sure there’s vegetarian food in the fridge.
If they have the Bookworm trait, put in more bookshelves, add a chess table, and so on. Interestingly, if you roommate is a mermaid, they need two shower areas because they’re addicted to showering.
Observe your roommates’ addictions. What do they do a lot?
If they’re addicted to cooking, you’ll generally find them in the kitchen baking pies. But if the stove breaks down, they’d likely threaten to move.
Try to make friends with your roommates and teammates even if you don’t really like them. Or, at least, don’t use mean interactions when interacting with them.
Repair broken things and clean up the house
Check if there are any broken things in the house and repair them. If the fridge is broken, food will quickly go bad.
If the washing machine is broken, your roommates won’t be able to do the laundry. Showers get broken way more often than you may think.
Make sure to clean up the room. If the shower tub is dirty, clean it as soon as possible. Some Sims can become really uncomfortable in dirty surroundings.

Move into another dorm and move back in
Try moving into a different dorm for a while. Then, move back into the original dorm and check if your roommates are happier now.
